Riverside still has a handful of homes that feel like themselves, and the Smith-Warner Residence is one of them. Built in 1915 and expanded through the 1940s, it's a single-story board and batten cottage under a hip gable roof with a vented dormer, sitting behind a front yard planted with drought-tolerant natives. Step inside and the refinished original hardwood floors catch the light from the entry all the way through, with built-ins that make it clear this house has been cared for, not stripped down. The kitchen alone is worth the visit: black-and-white checkered tile underfoot, original cabinets with scalloped edges, and the original counter tile with its red pinstripe still running clean. Both baths kept their color too, pink tile in the guest bath and teal in the primary en suite. A bay window pulls in the afternoon light, and the whole house carries that unhurried, settled feeling that only a century of good living leaves behind. Here's the part the photos can't show you: the home has been fully rewired with the old knob and tube gone, plus a new HVAC system, a complete repipe with the incoming line fully cleaned out, a re-insulated attic, and a newer washer and dryer.
